Board of Directors Minutes

March 7, 2005

  1. The meeting was called to order at 7 PM.

  2. Board members present: Stephen Schwartz, Robert Sumbury, Rita Bell, Dave Taylor.  Linn Torres not present.

  3. Notice of the meeting was posted on both bulletin boards 48 hours prior to the meeting.

  4. Board members reviewed the minutes of the February Board meeting.  Motion made and seconded to approve the minutes without reading.  Passed 4-0.

  5. President's report: Welcoming remarks.  Request to commence with Committee reports.

  6. Finance Report:  Motion made, seconded and approved unanimously that the bid of $2,000 be approved for the roof over the dock.  Report filed tin concert with that of the Ladies of the Park report.

  7. Treasurer's Report:  Additional CD purchased; transfer of funds from retained revenue to reserve account.  Report filed.

  8. Grounds Committee:  Walk-through in late February found 10 lawns in poor condition.  Owners notified.  Lawn deterioration problems are arising primarily from faulty irrigation systems.  Residents asked to notify Grounds Committee if they suspect there may be a problem with irrigation.  President Schwartz discussed situation germane to irrigation, which involves imminent problems with the solenoid connections to individual homeowner's irrigation units.  Suggestion made by Finance Committee to review the situation and its possible financial impact on the Association and/or homeowner.  Report filed.

  9. Architectural Control:  Report filed.

  10. RV Park:  Report filed.

  11. Clubhouse/Rec Report: Restrooms to be repainted thanks to volunteers from the community.  The hot tub will be closed for repairs until further notice.  Report filed.

  12. Manager's Report: Three roof leaks reported for month of February.  The Rental Lease Amendment has been approved by a majority of homeowners and will be filed with the state.  That documentation will be mailed to homeowners for filing in their Deed portfolio.  Report filed.

  13. New Business: Discussion by homeowners of illegal parking on Lake Heron Drive causing dangerous drive-through situation.  Discussion regarding mobile speed bumps to be continued at next meeting.  Lake control of algae: 66 carp have been stocked in Lake Heron by Aquatic Systems.
    Meeting adjourned at 7:55 PM.
